Park Rules

Respecting Our Neighbors and Our Park

Rules & Regulations for all parks under our management

Purpose

1. These rules and regulations are binding on all residents, their guests and visitors, and park management of this mobile home park. The park operator has promulgated these rules to preserve uniformity and quality of standards, convenience, and enjoyment of all persons interested in this mobile home park. No one will be denied residency or tenancy in this mobile home park on the basis of race, ancestry, color, religion, creed, sex, or marital status.

2. These rules and regulations are incorporated as part of the Lease as if written therein. All rules and regulations will be strictly, but fairly, enforced and apply to Lessee, occupant, guests, and invitees. You will be notified of any violation of the rules and regulations.

3. Any interpretation, explanation, additions, deletions, and enforcement of these rules and regulations are reserved solely and absolutely to discretion of Lessor.

Mobile Home Standards

4. All mobile homes and mobile home accessory structures and buildings must be approved by the management before being placed or installed on individual lost sites. Complete skirting and awning installation of mobile homes is required within fourteen (14) business days of occupancy in this mobile home park.

5. All exterior including, but not limited to, doors, windows, and siding must be in good repair at all times, metal roofs must be seal coated to cover rust and shingled roofs must be in good repair. Proper window treatments, such as mini blinds or curtains, must be used (no sheets, towels, blankets etc.).

6. Porches, steps and decks must be kept in good condition at all times. All steps must have a handrail on at least one side and/or comply with all applicable regulatory requirements. Steps are required at all entrance/exits.

7. Exteriors of all mobile homes must be kept clean and neat. All connections for utilities must be kept in safe, leak proof, and operative condition at all times. Clothing or other items not approved as accessories by management may not be hung from or outside of any mobile home. Clothes may be hung in the dryer yards of the laundry facilities. Patio furniture and barbecue equipment on the patio and a storage cabinet on the carport side are the only items permitted outside of a mobile home.

Lot Maintenance

8. All lot sites must be maintained by their residents or Lessees in a clean, well-kept, and attractive fashion. The park operator may take over care of any neglected lot site and bill the resident or Lessee for services rendered. Residents and Lessees will maintain any lawns, flowers, and shrubs on their lot sites in an orderly, trimmed, and water manner and will keep all trash, debris, boxes, barrels, brooms, ladders, and other equipment out of site. Unsightly decorations shall not be used on lot sites. On vacating a lot site, the resident or Lessee must ascertain that the lost site is leveled and have all holes filled, unless otherwise consented to in writing by the park owner.

Lot Usage

9. Lot sites are to be used for residential purposes in a manner that does not disturb the peaceful enjoyment of any part of the premises of this mobile home park by any resident or Lessee.

10. Storage is not allowed under any mobile home. All material or debris gathered or accumulated under a mobile home must be removed immediately on request of management.

Utilities

11. Charges for utilities not included in rent payments according to the rental agreement for a lot site will be made by the individual companies supplying such services.

Notices from Enforcement Agencies

12. Any notice of violation of mobile home or mobile home park standards, laws, regulations, or ordinances received by a resident or Lessee of this mobile home park from any federal, state, or local enforcement agency with jurisdiction must be fully attended to immediately and no later than the time limit given within the notice.

Moving Vehicles and Parking

13. The speed limit for all vehicles moving through the streets in this mobile home park is 10 miles per hour. No parking is allowed on streets, or other areas not designated as parking areas. Only the resident's or Lessee's mobile home and two passenger automobiles may be parked on the lot site at any one time.

14. All vehicles must have current license plates and must be in running condition. Vehicles that do not have license plates or have expired license plates must be removed or plated if they are to remain in the Park. Vehicles found to be in violation will be towed away at owners' expense.

15. Vehicles are not to be washed, worked on or overhauled in the Park. Vehicles with flat tires are to be repaired or removed from the Park. Vehicle tires must be removed from the Park and cannot be stored anywhere on the property. No unusable or unsightly vehicles, as determined by Lessor in its sole discretion, are allowed in the Park. Vehicles found to be in violation will be towed away at owners' expense.

Pets

1. Pets are only allowed at Lessor's sole discretion. Pets are not allowed to run loose and must be kept on a leash when outside the manufactured home. Exterior shelters, pens or dog-run are not permitted. Pets must be housed inside the manufactured home. The Lessee shall immediately repair damage to the Homesite or Park caused by pets. The following breeds of dogs are not permitted in the Park: Pit Bulls, Dobermans, Rottweilers, Shepherds or any other dangerous breeds, as deemed by management. Proof of breed may be required if questionable. Any Emotional Support Animal must comply with Federal and State law. Lessor may request written verification from a health service provider as allowed by State law for Emotional Support Animals.

Cooperation with Park Operator in Cleanup and Safety

2. All residents, Lessees, and their guests have a responsibility to report to management any unsightly or unsafe condition that they observe in this mobile home park. Each should also keep the premises of this mobile home park free from any such conditions due to their own use of the premises and facilities. Residents and Lessees are to cooperate with management in any formal fire protection or education program reasonably prescribed to maintain the safe condition of this mobile home park and the physical well-being of all its occupants.

Safety and Conduct

3. No residents, Lessees, or their guests may engage in any conduct within any mobile home, at any lot site, or anywhere in this mobile home park that may reasonably be determined to constitute a substantial annoyance to other residents or Lessees. Upon formal notice from management to desist from any annoying activities, a resident or Lessee must immediately comply.

4. All audible noises of any kind and/or nature shall be maintained at acceptable levels at all times as determined by Lessor. Such audible noises shall include that there shall be no loud music including bass and amplifiers in vehicles or otherwise. The determination of whether the audible noises are not at acceptable levels shall be at the sole discretion of the Lessor and not based upon any local governmental ordinance.

5. Lessee, all Occupants, and guests shall not engage in any illegal activities or any activities which unduly disturb neighbors or other Lessees within the Park with such determination being made at Lessor's sole discretion including violence, drunkenness, and possession/use/sale of drugs or drug paraphernalia.

6. Children under the age of 18 years of age must be off of the streets by 9:30 P.M. Lessees will be held accountable for children's actions. Lessor reserves the right to change said age limit as deemed necessary.

7. Lessees or Lessees' children caught abusing and/or destroying the Park property or the property of others will subject the Lessee to immediate eviction.

8. Any commercial enterprise or any peddling, soliciting, canvassing, distributing literature by any group without the permission of the Lessor is prohibited.

9. All traffic regulations will be observed and obeyed throughout the Park. Violators shall be subject to immediate eviction. Lessees shall be held responsible for guest's actions and such guests may be banned from the Park.

10. Operations of mini-bikes, motor scooters, dirt bikes, ATV's, go-carts, or snow mobiles are not permitted in the Park unless otherwise approved by Lessor.

11. Lessees shall be responsible for keeping the Homesite free of fire hazards. NO OPEN FIRES OF ANY NATURE are allowed. For fire safety and compliance with park regulations, any grill or open flame cooking device must be kept a minimum of five (5) feet away from the structure of the mobile home at all times. Failure to comply may result in fines or lease violations.

12. No firearms, bow and arrow, B-B guns, Pellet guns, airsoft guns, fireworks, or projectile shooting toy shall be discharged or used in the Park.

13. No swimming pools of any size. Swing sets, trampolines and clothes lines are not allowed. No awnings or other projections, including but not limited to air conditioners, television or radio antennas, wiring or satellite dishes or antennas of any kind, shall be attached to or extend from or beyond the outside walls of any home, including any deck and patio areas, without the prior written consent of the Lessor.

14. Central trash containers are for Park and its Lessee use only. Any trash stored at the Homesite must be put into a sealed container. All trash containers are to have a lid which can be securely sealed at all times. If any Lessee or Occupant is found throwing trash on the ground, they will be responsible for its clean up. All trash, garbage, rubbish or refuse shall be deposited in the locations provided therefor and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building or within the common areas in the Park.

15. Lessee all Occupants, and guests shall not hold any yard sales of any kind without the prior written consent of the Lessor.

16. Only furniture specifically designed for outdoor use will be allowed outside of the home. Lawn care equipment, tools, toys, sports equipment, or any other miscellaneous items must be in storage when not in use.

17. No signs are permitted on or within the Home that may be seen from the outside or on Homesite without Lessor's approval.

18. Lessees are responsible for mowing the grass and trimming any shrubs and bushes located on the leased Homesite.

19. Grass clippings must be kept off the streets and sidewalks.

Subletting

20. Manufactured homes may not be rented or sublet by Lessee without Lessor's prior written permission.

Compliance with Park Rules

21. All residents, Lessees, and their guests shall fully comply with all park rules and amendments to these rules. Residents and Lessees must keep themselves currently informed of the rules and amended rules in effect and have the responsibility of keeping their guests informed of appropriate rules on any occasion.

Amendment to Park Rules

22. These park rules may be amended by the park operator at any time. Amendments to the park rules will become effective only after residents and Lessees of this mobile home park have received written notice of the amendment from the park operator. The effective date of any amendment shall be at least thirty (30) days from the date written notice is received by the residents and Lessees of this mobile home park.

Right of Entry by Park Operator

23. The park operator or its agents or employees may enter the lot site on which the resident's or Lessee's mobile home is located to inspect and maintain utilities, to protect the mobile home park and its residents and Lessees, and to maintain the lot site in accordance with the park rules when the resident or Lessee fails to do so. Entry may also be made into a resident's or Lessee's mobile home to inspect and maintain utilities, to inspect and make ordinary, necessary, or agreed to repairs, decorations, alterations, or improvements to the mobile home, to supply necessary or agreed to services, or to deliver parcels that are too large for the mail facilities. Unless authorized by the resident or Lessee, no entry may be made for any other reasons. No entry may occur without twenty-four (24) hours' notice to the resident or Lessee except in the case of an emergency or when delivery of prior notice is impracticable. Any entry by the park operator or its agents or employees must be made at a reasonable time and in a reasonable manner. Entry or demands for entry will not be made continuously and repeatedly by the park operator or its agents or employees for the purpose of harassing the resident or Lessee.

Acknowledgement

I/We hereby acknowledge that I/We have read, understand, agree to, and will comply with all of the Rules and Regulations of the Park as stated herein and understand these Rules and Regulations are part of the Lease. Any breach of same by self, Occupants, guests or invitees shall be construed to be a failure to perform an express conditions of the terms of my tenancy. The Park and Lessor may terminate this tenancy for any infraction of said Rules and Regulations as noted in the Lease. I/We also acknowledge that if I/We am/are taken to court for any violation of these Rules and Regulations, that I/We am/are liable for all court costs and attorney fees.
